How Property Tax Works in Essex County

In Essex County, property taxes are determined by two primary factors: the assessed value of your property and the local tax rate, often referred to as the millage rate. Each year, municipal tax assessors determine the "fair market value" of properties within their jurisdiction. This assessment is used to distribute the tax burden required to fund local government services, such as public schools, police and fire departments, and county infrastructure.

The total tax bill is calculated by multiplying your property’s assessed value by the combined tax rate of your municipality, the county, and the local school district. Because tax rates vary significantly between Essex County towns—such as Newark, Montclair, or Short Hills—the same assessed value can result in vastly different tax obligations depending on your specific zip code.

Available Exemptions

New Jersey offers several property tax relief programs designed to lower the burden for eligible homeowners. These programs are managed at the state level but impact your local tax liability:

  • Senior Freeze (Property Tax Reimbursement): Reimburses eligible senior citizens and disabled persons for property tax increases.
  • Senior/Disabled Citizen Deduction: An annual $250 deduction from property taxes for homeowners aged 65 or older, or those permanently disabled, who meet specific income limits.
  • Veteran Deductions: A $250 annual deduction for honorably discharged veterans or their surviving spouses. Totally disabled veterans may be eligible for a full property tax exemption.
  • ANCHOR Program: A state-funded relief program that provides cash payments to eligible homeowners and renters based on their primary residence status.

Payment Schedule & Deadlines

Property taxes in New Jersey are paid on a quarterly basis. It is essential to ensure payments are received by the municipal collector by the following deadlines:

  • First Quarter: February 1
  • Second Quarter: May 1
  • Third Quarter: August 1
  • Fourth Quarter: November 1

Most municipalities offer a grace period, typically extending to the 10th of the month. However, if payment is not received by the end of the grace period, interest will accrue from the original due date. Delinquent taxes may eventually lead to tax liens and, in severe cases, the potential for a tax sale of the property.

Appealing Your Assessment

If you believe your property has been over-assessed compared to similar properties in your area, you have the right to file an appeal. In Essex County, appeals must be submitted to the Essex County Board of Taxation by April 1 of the tax year (or within 45 days of the mailing of your assessment notice). You must provide evidence, such as comparable sales data, to support your claim that your assessment exceeds the true market value of your home. It is recommended to consult with a professional appraiser or attorney before initiating the formal appeal process.
